Villain is 27/22 with a 12.5 3bet and 1.5 ag over 50 hands. Only note I have on him is that he called down three streets with top pair on a low paired board. Comments on this hand as played and as you would play it?

Is that flop check-raise a bluff? I mean we have one pair no draws

More of a lets just take the hand down now, thanks for coming kind of bet - or at least that was the intent. I got all messed up here anyways which is why it has been posted.

I really hate the check/raise. I usually donk here and maybe c/c if he cbets too much.

I check-call the flop since we often have the best hand (does NOT mean we should raise because our equity can still be very bad).

Many turns I fold, if he still fires. Turn is non-spade 5, 4, A, I continue in some way.

I think a usual scenario could bw something like these:
-Flop is T54, he fires I call. Turn is 2, I check, he checks back.. River is another 2, I can maybe toss out a small value bet
-Flop T54 he fires I call, Turn 5 I check, he fires I call, River is 7, I check, he checks back, I'm almost always good
- Flop T54 he fires I call. Turn J, I check, he fires, I fold.

I like to donk here often on a board that's tough for an UTG opener to hit hard. We're usually ahead but we have zero backup equity so we don't want to get involved in a big pot. By donking we get UTG to define his hand much cheaper and we can just get away if we get played back at.

As played, we're getting great odds and I still think turn is a fold. All of the FD and combo draw hands we now hope he has probably just ship the flop.

Sounds good.

As played, it's tough to put him on 63xx or A3xx, but with this line his range must be heavily composed of straights vs which we have 0% eq. Even if he decided to take a tricky line with a draw I don't think we have the 25% eq overall we need to make a break even call.

Don't c/r!
Depending on how barrel happy villain is we can c/c or donk. If he's gonna put us in too many tough spots (barreler) then we can donk. If he straightforward (most 10PLOers are) then we can c/c one or two streets. There's more factors to consider like how much value there is donking but that's the jist of it.
