Intuation based players are better at adjusting than theory based. Let's say villain on the BTN opens alot but plays really weak vs 3bets. There is no theory that says you should be 3betting 98o/K4s/53s vs his BTN open. But you should because he only continues with premiums and some scs and does not know how to 4bet bluff. This adjustment is alot tougher to make if you try to be really balanced and your 3bet strategy is set in stone. With intuition or playing very exploitively you just immediately start 3betting him like there is no tomorrow. Until he adjust which may be never if he is a theory based player who looks his hand chart and says A4/85s/KT is a fold always vs a 3bet.

theory based players are pretty good at seeing when someone is playing "out of theory"

Yes there is, you gain a ton of EV by exploiting his clearly unbalanced strategy. And if you want you can very easily show that this is the correct play with a few EV calcs. Any solid theory player shifts from a pure GTO approach to a strategy that is unexploitable by what is known to be his range and strategy.
